Fulshear Area Update 2025

When I moved here over 32-years ago, Fulshear was a quaint, small town located in what most thought was in the middle of nowhere. Population was 767, and other than Dozier’s BBQ not much else was here. Now, it’s rated as one of the “FASTEST GROWING CITIES IN THE NATION” with population nearing 50,000. So, here’s a quick look at just a few of the more significant NEW developments.

|
Harris Street
The expansion and widening project is well underway. The road improvement will include sidewalks which will extend from FM 1093 north to 5th Street. The intent is to bring more retail activity and to include a walking Pedestrian Plaza from 3rd Street to 5th Street.

|
|
Fulshear Junction
This 130-Acre mixed-use development from Century Communities will include retail/office space and is projected to offer 251 single family homes. Site development could start as soon as this Summer. Century Communities is also the developer of nearby Polo Ranch.

|
|
|
Huggins Road
A bond issue was passed to fund the widening and extension from Fulshear/Katy Road to FM 359. This is a significant project and it looks like after nearly a decade of delays, construction may start in the next few months and be completed by the end of 2026.

|
|
Wallis Street / Main Street
Converting Wallis Street to a southbound one-way will transform Downtown Fulshear. However, progress is slow. Although design and right-of-ways are nearly completed, there is no formal start date for construction. When completed though, FM 359 through Downtown Fulshear will then be converted to a northbound one-way.

|
Fulshear Gateway
This new Commercial development on 6-acres will offer 20,000 square feet of space in three buildings. Reserved for retail, spaces will range from 1,500 sf up to a 4,000 sf standalone site; which would be ideal for a restaurant. This will be one of the first developments in the Downtown District; which is the city’s master plan for a “walking” downtown.

New Developments On FM 359
|
|
|
|
|
Enclave at Fulshear
Final plats have been approved by the City for apartments that will offer 1, 2, & 3 bedrooms. According to the architect firms website, Phase I will have 343 total Units on 11.47-Acres and Phase II will have 266 total Units on 9.63-Acres.

|
|
Haygood Elementary
We need more schools and this one is located within Cross Creek West, and is scheduled to open August 2025. It will be home to approximately 750 students. Go Hedgehogs!

|
|
Laurel Farms
This is another Single Family home development by Century Communities. Although it has a Brookshire mailing address, it is located in the Fulshear ETJ. Amenities include a Rec Center and Park with a Pool. Homes are already for sale with 5 Active Listings on HAR priced from $272,900 to $339,900.

|
|
LCISD Secondary Complex No. 8
This 100-Acre site will be home to the new High School (grades 9-12) and Junior High (grades 7-8), which will be on the East side of FM 359. The Middle School (grade 6) and an elementary school (grades K-5) will sit directly across the road on the West side of FM 359. The High School is anticipated to open in August 2027.

New Developments On FM 1093
|
|
|
|
|
Fulshear Lakes Retail Development
Another NEW INTERSECTION on FM 1093 will be located directly across from Weston Lakes. This is planned to provide access to the new 25-Acre mixed-use development. Phase I will encompass 45,000 sf of space designed for restaurants, retail, a bank and more!

|
|
Westpark Tollway Update
Construction is well underway for the next Phase of Westpark; extending it 3.5 miles past Spring Green to near Charger Way. There will be entrances and offramps at FM 1463 and Texas Heritage Parkway. Expected completion is not soon enough! Yet, it’s scheduled for late 2026. Get this, future plans will extend the Tollway to Simonton. It’s “anticipated” these plans to be completed by 2027!

McDonalds
International franchises come to Fulshear! Construction is estimated to be completed by the end of summer. That’s “McDonald’s” fast!

|
|
|
Whataburger
No longer will you have to drive to the Walmart Center and fight the traffic there to get your Whataburger fix. If you haven’t noticed, construction is underway for this new location right here in Fulshear.

|
|
|
Fulshear Central
This Mixed Use/Lifestyle center is coming up on the South side of FM 1093 near Texas Heritage Parkway. This development will consist of single story retail along FM 1093 and one & two story office/retail buildings grouped around a Town Square with green space in the center. An open-air pavilion and coffee/ice cream shops will anchor each end of the green. In addition, there will be 58,500 sf of retail space, 72,000 sf of office condos on 22-Acres, along with 1,000 ft of walking trails, 2-Acres of park space, and 5-Acres of ponds.

Hines Development
Another Master Planned Community is on the way. This massive 3,000-acre tract will consist of more than 7,000 homes. Construction is expected to begin mid-summer 2025 with lots for Builders in 2027. Anticipated amenities in Phase I include: a 5-Acre recreation center with a resort style water feature, Club House, large Playground, and hiking & biking trails alongside over 800-Acres of natural oxbow lakes, green space, and mature trees. This development will spread from FM 1093 to Winner Foster and Jones Creek on the South side. Plans for a proposed Bellaire Blvd and Texas Heritage Parkway expansion are marked on the map as well.

North of Fulshear – but Noteworthy!
|
|
|
|
TESLA Mega Factory
Tesla plans to construct a $150 million “Mega” Battery factory in Brookshire. Although not in Fulshear, it is estimated to bring 1,500 jobs to the area! The location sits along Woods Road between I-10 and Hwy 90. Remember the days when only the Igloo Factory Store was in the area?

|
SUMMARY: Development can offer significant benefits, such as economic growth, improved infrastructure, and improved living standards with better access to shopping, restaurants, education and healthcare. However, as we are witnessing, development can also have detrimental impacts, including traffic congestion, higher prices, losing the charm of the small-town atmosphere that once was, and the loss of pastoral settings and natural beauty that is so special to the Fulshear area.
