September Results for Zip Code 77441

Just like border crossings, total Active homes set another HISTORIC HIGH, rising from August’s HISTORIC HIGH of (311) to end September at (323). Of these, (89) were Resales and the (234) New Homes shows how they dominated the market.

RESALES: Finally! There is plenty of good news. The Average Sales Price increased a lot. Mostly due to Jordyn in our office who Sold a $1,975,000 home; and at full price! The highest in all zip code 77441. Okay, I get to brag a little! What’s also rewarding is that the market was very stable, especially considering the concern for rising interest rates. Surprisingly, Average Price Per Square foot, the number of Sales and the Months of Supply were all pretty constant. So, a very good month!

NEW HOMES: At first glance, it appears Sales Prices are dropping. It’s true, they are. Yet, this is because they are just building New Homes in a lower price range. Obviously, bringing down the average. So, it doesn’t mean they are discounting prices. Mostly the opposite. The average Price Per Square Foot actually increased and there was a significant increase in the number of homes Sold; as well as a dramatic decrease in the Months of Supply.
