April Results for Zip Code 77441

We’ll have to await to see what the outcome the “war” on tariffs will have on our market. Today though, supply rose 13% to end the month at (459). What’s concerning is that the Resales rose to (181) which was a new high and contained the majority of the increase. Whereas the New Homes rose slightly to (278).

RESALES:

Okay, I’m concerned about supply, yet if you were looking for good news, there was an abundance to see in April where every matrix below was positive. Yet, this is an illusion. As this graph indicates, the “Days On Market” skyrocketed and equaled January; the worst month of the year. In addition, it looks like nearly 40% of all the homes on the market have taken Price Decreases. And, April is the start of the best months of the year. So, yeah, I’m concerned. April may bring showers, but May better bring Buyers!

NEW HOMES:

The New Home results were not quite as rewarding as the Resales, but still very good. The difference between the two is the consistency in the results with the New Homes and the underlying factors that drive the market. Yet, you can’t diminish the results when both the Resales and the New Homes produce exceptional results.

We are entering a very challenging market with a lot of uncertainity. Nothing new though!
