June Results for Zip Code 77441

The sharpward increase in the number of Available homes continued unabated; rising from 272 in May to end June with 293. Another new high, and a 7.7% increase in just one month and a startling 45.3% increase over last June. Of the total, 86 were Resales and 207 were New Homes.

RESALES: The impact of increasing supply took a bite out of the Average Sales Price; which dropped 9.8% in June. Additionally, the Average Price Per square foot also declined by 4.5%. Both are significant declines, yet both remain in line with the 5-month average. This is only one month too, and as stated in the video, the market changes quicky. This is surely something to watch though. However, the number of Sales increased 26%. And, that’s good news!

NEW HOMES: Paralleling the results for the Resales, the New Homes were also witness to an increase in both supply, and a decline in the Average Sales Price of 6%. The average Price Per Square foot though, has been basically unchanged for 5-months. The number of Sold’s increased 10.2%, yet is still below the 5-month average.
