Impact of Tariffs

RESALES:

Okay, I’m concerned about supply, yet if you were looking for good news, there was an abundance to see in April where every matrix below was positive. Yet, this is an illusion. As this graph indicates, the “Days On Market” skyrocketed and equaled January; the worst month of the year. In addition, it looks like nearly 40% of all the homes on the market have taken Price Decreases. And, April is the start of the best months of the year. So, yeah, I’m concerned. April may bring showers, but May better bring Buyers!

NEW HOMES:

The New Home results were not quite as rewarding as the Resales, but still very good. The difference between the two is the consistency in the results with the New Homes and the underlying factors that drive the market. Yet, you can’t diminish the results when both the Resales and the New Homes produce exceptional results.

WHEN TO BUY AND SELL?

We are entering a very challenging market with a lot of uncertainity. Nothing new though! This time it’s not only the direction of interest rates, oil prices and the stock market, it’s also Buyers concern about the tariffs.
