Not even rising interest rates and the likelihood of a Recession are stopping the demand, growth, and development in the Fulshear Area. Here are just a few of the major projects that are underway today. Tomorrow there will be more. This is what happens though, when we live in one of the more desired areas in the nation!
DEL WEBB FULSHEAR
This is a national developer that specializes in communities strictly for those who are over 55. Their models are now open and Buyers can begin selecting their choice of lot and floor plan. The photos show the entrance from FM 359 looking due west.
PECAN RIDGE
I sold this land to Tri Pointe and Toll Brothers, so I have a personal interest in this property with hopes that this will be an upscale community that is befitting of this very desirable 296-acre tract. It fronts FM 359 at Rogers Road and, as this photo shows, future sections will stretch south almost to FM 1093.
CROSS CREEK WEST
The first Sections are now open for this community, located on the east side of FM 359 just past Rogers Road. The developer is Johnson Development, the same Developer of Cross Creek Ranch. Although the communities are not connected, residents will be offered all the amenities of CCR until the amenities that are scheduled for CCW are completed.
SUMMERVIEW
This new residential community is just breaking ground and is located on FM 359 north of downtown Fulshear between Rogers Road and Hunt Road. This is a 175-acre development by M/I Homes, which is a national builder, yet headquartered here in Houston. Most of their communities are lower to mid-range, so I expect the same product to be built here. Homes will range from 1,295 to 2,825 square feet. Their expectation is to be able to sell homes starting in early 2023.
R1 DEVELOPMENT
Just north of Summerview is a new retail center on the northwest corner of FM 359 and Hunt Road. It will offer a convenience store on the actual corner along with an 8,000-square-foot retail center behind. Demand is high and is already partially leased to Pizza Hut, a nail salon, and Anytime Fitness.
FULSHEAR LAKES
This new residential community is directly across from Weston Lakes. Development began several months ago, and then it appeared to stop. Now, they are moving forward again. Prices are expected to range from the $300’s to the $800’s. The Builders will be Anglia Homes, Devon Street Homes, Chesmar Homes, HistoryMaker Homes, and Westin Homes. At least one temporary on-site Sales Office will be available for interested Buyers around mid-November. This looks like it will be comparable to Vanbrooke.
CANVAS ON FOUNDERS HILL BY WATERMARK COMPANIES
This is a most interesting development. This is one of the most desired tracts in downtown Fulshear overlooking high above FM 1093; just west of Fulshear-Katy Road. The good news is that this is for single-family homes. However, it is a unique development, in that all the homes will be for Lease. Nothing for sale! This may make sense for Wall Street. Rather than buying individual homes spread throughout many areas, communities, and neighborhoods; they can have one single development that they can control in its entirety. My fingers are crossed with hopes that the homes will be “higher-end”. Not too confident that it will though!
NEW FULSHEAR LIBRARY
The Fulshear Library is moving from downtown Fulshear on FM 359 to Texas Heritage Parkway near Fulshear High School. It’s under construction with an estimated completion date of next summer. It is located on 5-acres that was donated by the Ginter Family Trust and will offer 41,500 square feet at a cost of $14 million. It will offer collections for youth, teens, and adults; a large community room and a reading area on the covered outdoor second level terrace. The existing Library will become a Justice of the Peace complex.
SALTGRASS STEAKHOUSE
Although it seems that not only is everyone aware that Saltgrass is now open, it appears from the crowds that most everyone has eaten here too! Looks like a success story and the perfect addition to downtown Fulshear. For those that have lived here for a long time, I feel it is the appropriate “bookend” from the original Moore’s Double Horn Grill, then to upscale Dekker’s, a short time as Rio Brazos and now Saltgrass.
NEW ELEMENTARY SCHOOL
Willie Melton Sr. Elementary School will be the newest Fulshear Area school. It will be located in Cross Creek Ranch on a 14.876-acres tract on Fulshear Bend Drive near the intersection at Charger Way. That means it will be within walking distance to the High, Junior High, and 6th-grade schools.
