Fulshear Area Update

SUMMERVIEW

This 175-acre New Home community is just breaking ground with homes slated to start selling mid-summer. It’s located in the rapidly developing FM 359 corridor just north of Rogers Road and just south of Hunt Road. This appears to be another “entry-level” community with a variety of homesites ranging from just 30 feet wide to 50. Planned amenities include walking trails, an amenity pond, and a playground. Floor plans and Pricing should be released by mid-March.

CANVAS ON FOUNDERS HILL BY WATERMARK COMPANIES

Coming Fall, this community is located in the heart of downtown Fulshear on FM 1093; just east of Fulshear/Katy Road and stretching to Huggins Road.  Rumored to be single-family homes, we learned it will actually be 153 townhomes and duplexes ranging from 1 to 4 bedrooms with 2-car garages. It is unique, by being ONLY FOR LEASE. It will be highly amenitized, featuring a Clubhouse, Fitness Center, Swimming Pool, Dog Park, and ample green space.

PECAN RIDGE

I believe this will be one of the premier New communities; featuring two of the nation’s top Builders; Toll Brothers and Tri Pointe. Homesites will range from 45-feet upwards to 60-feet wide. It is located at the corner of FM 359 and Rogers Road, and next to Del Webb. Prices will start in the mid $400’s. TriPointe will offer homes 2,100 to over 3,000 square feet. Pricing and available floor plans are not yet available.

FULSHEAR LAKES

Located directly across the entrance from Weston Lakes on FM 1093, Fulshear Lakes offers an impressive site plan with winding roads and an abundance of open space and waterfront settings. Single family and Patio Homes will range from the $300’s to over $800,000. Homesites will range from 45-feet to 80-feet. Anglia appears to be the lowest priced Builder and already have several homes nearing completion on the smallest 45-foot wide homesites. Here are the other scheduled Builders: 50’ Lots (Devon St, History Maker), 60’ lots (Chesmar, Westin, Sitterle Homes), 70’ Lots (Drees, Sitterle) and 80’ lots (Empire, GFO homes). We’ll update you on plans and prices when we learn more.

JAMES LANE DEVELOPMENT

Perhaps some of the most highly desired acreage homesites are found at the quiet end of prestigious James Lane. They are platted for 38 exclusive acre-sized lots. Unfortunately, they are not available today. The reason? They are still needing final approval from the city.  Once that happens, we will have a better idea of the timeline for when the infrastructure might start.

TWINWOOD DEVELOPMENT

If you have driven south on FM 1489 in Simonton you will have noticed the very grand, gated entrance and the complementary extensive brick columned fencing under construction. This will be a very exclusive “large lot” development. Unfortunately, it won’t be anytime soon. We’re told it will be upwards of 2-years before there will be any word on the actual size of homesites, Builders, amenities, and pricing. It may be worth the wait though! If you have interest, let us know, and we’ll put you on a “waiting list”.

HUGGINS DRIVE

A bond issue was passed years ago that would both widen and extend Huggins Road so that it will stretch from Fulshear/Katy Road to FM 359.  Doing so will provide a major east/west corridor to provide welcome relief for traffic on FM 1093, and spur additional development in Downtown Fulshear. Actual construction should start in March. This will be a long-awaited roadway.

TWINWOOD PARKWAY

Many of you, who may take FM 359 to Twinwood Parkway as a convenient way to get to I-10, will notice that Twinwood Parkway is being extended west across FM 359. It will eventually intersect FM 1093 just west of Weston Lakes. If you’re not familiar with Twinwood, you should be. They own upwards of 30,000 acres; which is nearly (4) times the size of Cinco Ranch!  Most of the property is in Simonton and the purpose of extending Twinwood Parkway is so that it will connect I-10 at Woods Road to Simonton.

FULSHEAR LIBRARY 

Get your Library card! Due to the rapidly growing population in Fulshear, it was decided to replace the current library with a much larger one. This new Library is under construction and is located behind Fulshear High School and will have over 41,000 square feet and cost more than $14 million. As comparison, the current one in downtown Fulshear on FM 359 has just 10,400 square feet.

PRIMROSE PARK: (PHASE II) 

The city of Fulshear is developing Primrose Park, with Phase 1 being completed with the trail last year. The total cost will be approximately $6.4 million and is located just North of Huggins Dr, on Dixon Road. The park will be about 25 acres; and will have baseball fields, basketball courts, walking trails, a water feature, and a pavilion once completed.
