The war between the New and the Resales continues unabated. There were a total of (283) Available homes on the market. Down just (8) from last months HISTORIC HIGH. Of these, (197) were New Homes, which vastly outnumbered the (86) Resales. However, the war is not being fought evenly. Of the New, 86% were priced below $600,000. That means the “fighting” is much more fierce for the lower priced Resales.

RESALES: July’s results were best described as “consistent” with each of the categories reasonably in line with the (5) month rolling average. That’s good news! Shows prices are holding steady. However, the number Sold in July was down 23% from June.

NEW HOMES: The results for the New Homes show a consistent decline in Sales Price. This is only because they are building lower priced homes. The average Price Per Square foot though, has been basically unchanged for 5-months. Yet, just like the Resales, the number of homes Sold is in decline and down over 30% from the rolling 5-month average.
